New Hampshire Agency Disclosure form

NH Disclosure form page 1

As most New Hampshire agents know, there a have some changes to our Agency options with the adoption of Designated Agency and Facilitator.

All these changes become effective Jan 1 2009 and while no one has to adopt the changes right away they do need to use the new disclosure form immediately!

The new required Agency Disclosure form is now called Brokerage Relationship Disclosure and it is required to be used as of today January 1 2009.

The new form is 2 pages and it is the only Brokerage Disclosure form allowed to be used and approved by the NH REC.

It is posted on the NH Real Estate Commission website and on NHAR’s website.

If you’re showing homes and meeting the buyers for the 1st time make sure you are using this new form…Brokerage Relationship form.Disclosure form

Happy Selling in 2009!

New Hampshire REALTORS are you ready for 2009?

2009 will be the year of web 2.0 awaking for many New Hampshire  REALTORS.  Are you ready for it?  If not you might be left in dust…

I’ve listed a few of my top “must do” for all NH REALTORS

1. Join and set up a profile on Flickr.com and be sure to upload all your community pictures. Your focus here should be on exposure and ultimately engaging with the consumer.

2. Join Facebook.com and set up a profile be sure to join the NH REALTOR group and any other group that attracts you.

3. Join LinkedIn. This is a professional group and setting up a profile here is a must!

4. Explore Twitter.com and search out local twitter members.  Be sure to follow me on twitter @monimcg.

5. If you haven’t started Blogging you should join Active Rain the number one real estate social networking site, it’s free and the best place to learn about blogging so join by clicking here. Remember this is a social networking site where you will be one of over 100,000 members. Blogging on Active Rain is a great place to be but you should not put all your blogging eggs in one basket.

6. Once you feel comfortable you should think about setting up your own Blog site where the majority of your blogging efforts should be.  If you need help doing that consider taking one of my upcoming Blogging classes. Or hire someone to create a blog site for you like Jay, you can see an example of his work here... Jay McGillicuddy’s wordpress Blog or check out my blog at www.NHRealyScoops.com

Mind your manners

*** Someone said that joining a social networking site is just like going to a party that you’ve always wanted to be invited to.  I totally agree with that!  You wouldn’t walk in and immediately start selling yourself or your products. You would start talking and engaging with the people at the party…getting to know them… long before you ever ask for business.

Social Networking  is a community…and just like when someone speaks to you in your neighborhood (your real life community)  you answer them, if you’re invited over for coffee, you return the invite.  Social Networking is the same way only most of talking is via commenting and the visiting is via blogs.  Answer the comments people leave on your blog or photos and go visit their blogs or photos in return.  Remember to Engage!

Are you ready for it??

Happy New Year everyone!

Blogging- all the rage at NAR in Orlando

We just got back from the NAR convention in Orlando and what a jam packed event it was…I’m still exhausted! Can you get jet lag just from flying from Orlando to NH??

Check out my blog for high lights and pictures of the convention and my FaceBook page for more wacky photos. Blogging was huge at the convention- just HUGE…if you don’t have a blog you might want to check out some of the very cool Blogs that Jay has built using wordpress.org he is turning into a major Blogmaster!

REALTOR convention

NH trainerJay and I will be attending the National Association of REALTORS annual convention in Orlando this week.

I’m pretty excited as I’ll be able to meet a lot of those REALTOR ” mavericks” …those early adapters of social networking and realty blogging. Many of them I know well but have never met face to face. You see they’ve been living in my computer for 2 years!

This years convention will have many web 2.0 type sessions available. We’ll be attending the Cyber Professionals networking sessions and many traditional real estate seminars as well. It should be a very busy convention and I expect to learn a lot while there.

NH real estate blogs

As most of you know Jay and I author a few NH real estate related blogs.  One of them is our main business blog which can be found at >>>NewHampshirerealestaetblogs.com and it is a  great example of the type of blog Jay can build.

Another example and this one is very pretty, is our niche waterfront blog …check it out at NHwaterfronthomesforsale.com. A niche blog really increases an agents web presence and can be a lot of fun to do!   We also have a Photo Blog which is a place that we simply post pictures that we take during our day to day travels>>>Through the New Hampshire View Finder.

Check them out and let us know what you think.

p.s …Jay can be hired.

Blogging Class

Blogging Class

Recently we put on a Blogging class and all of the participants left with a” live ” wordpress.com blog. The class was 4 hours long and was a lot of fun.

We have had requests to hold another class soon and are working on the dates. Class size is extremely limited and so far I have 3 people who have reserved a spot. keep an eye on this blog for class updates or e-mail me to add your name to the list.

If you’d like to skip the process of building your own but want a blog… Why not have someone build a site for you…check this out>>>> (click) Jay is building wordpress.org blog sites

Comments from Student evaluations include:
• Skill practice was great! No matter how much experience you have, the market is always changing and practices are changing as well. This course helped prioritize and get back to the basics.
• This should be mandatory for all REALTORS®, new and old! Great information and technique to use in changing markets.
• This is an excellent course. All REALTORS® should take advantage of this educational experience.
The cost for the 4-day program is $390 and includes:

Blogging Workshop~results~

Blogging Workshop and some awesome results

Nine innovated REALTORS® attended our Blogging workshop and after nearly 4 hours they all left with a WordPress.com blog site up and running. The workshop was fun and I was thrilled to see the smiles on their faces when they looked at their very own Weblog for the first time. Hopefully soon we’ll have links posted here to all their individual blog sites. These are REALTORS® to watch as web 2.0 and new ideas and trends don’t scare them off.

What a great day we had!
